Section 37 Review

We first raised this issue back in the fall of 2016 when LJM’s  Waterview proposed additional height to 15 storeys came ashore. Planning did not have a transparent policy or framework to negotiate height or density increases above what is in the Official Plan. This report confirms this gap and that changes need to be made – finally.

Responsible growth means having these tools and policies in place BEFORE approving new developments.  Learning from other municipalities … it would be prudent to also see proper shadow             study protocols using industry accepted standards, “tall building” urban guidelines and other considerations to be in place before entertaining larger scale proposals.
