The Town will be hosting an “Open House” meeting for a development proposal of 116 stacked townhouses at 37 Bartlett Avenue on Monday July 18th, 2022 @ 6PM at Town Hall. The applicants, 2588732 Ontario Ltd., as part of their application are asking for Official Plan and Zoning By-law amendments to permit their proposal.

Proposed Amendments

The property is designated as Low Density Residential in the Official Plan, permitting 25 units per hectare at a maximum height of 2.5 storeys. The applicant is asking for this to be designated as Medium Density Residential with a maximum height of 3.5 storeys. The proposed density is 49 units per hectare, or almost double what is currently permitted.

Under the Town’s Zoning By-law, which puts the Official Plan into action, the property largely has an RD1 designation, Residential Detached 1. The proposed amendment is requesting to change the RD1 designation to Residential Multiple 1 (RM1) to allow stacked townhouses, which currently are not permitted. The property also is in Environmental Protection, Environmental Conservation and Hazard (HA) areas, to which no changes are sought.

As previously stated, the meeting is scheduled for 6PM on July 18, 2022 following the 5PM Special Council meeting regarding a deferred Integrity Commissioner report. Although this is a hybrid meeting, members of the public are welcome and encouraged to attend and voice their opinions and questions on the proposed development at Town Hall.
