Looping the interior dead-ends
This came up at the Open House as well and Phelps was not receptive to changing the site plan to remove 6-8 units to loop the inside roadways to accommodate fire and regional waste access. Dead-ends meet the minimum required by the Fire Department but only if each residential unit is installed with a sprinkler system. Phelps planner was taken off guard by this condition and thought everything had been addressed.
GO Hub and Transit Station Study – Region of Niagara Presentation
The consultant is working on the draft Secondary Plan for the station area to plan the land use, infrastructure needs and transportation network. The boundary of the study area is approximately 800m (as defined by Metrolinx Mobility Hub guidelines) and includes the Livingston Road extension within the Greenbelt.

Applications for the above lands have been received by the Town of Grimsby for the following:
– Zoning Amendment; and
– Draft Plan of Condominium
– Draft Plan of Subdivision
Just a quick update to posting sometime back regarding Winston Road closure.
The closure at Oakes Road is extended until May 15, 2017 @ 6PM.

Interesting article in Niagara This Week regarding Grimsby and the “Section 37 Bonus” provisions which are applicable when a developer wants to go beyond original zoning limits.
The current process of closed-door negotiations between developers and the Town is far from transparent. For residents these “payoffs” can’t mitigate the effects of poor planning and the deleterious effects on them and their property.

I guess if you start high, there’s only one way to go – down – and from an optics perspective, it looks more palatable. After starting at a 16% tax levy increase, Finance staff whittled it down to 7.3%. Then, (a few) aldermen took their pencils out and whittled just a wee bit more to get it down to 6% … because it sounds better. In comparison, 7 other local municipalities have established levy increases ranging from 2.08% to 6.95%.
