Well, summer may be upon us but that didn’t keep people from packing the gallery at the July 11th Planning & Development Committee. With two “Open Houses” on the Agenda, it was great to see such a large turnout by residents who actively took part in the meetings.
We just wanted to post a quick reminder of the OMB Pre-Hearing on LJM’s Waterview Condominiums Phase II. The Pre-Hearing will commence tomorrow (Wednesday July 5th, 2017) at Grimsby Town Hall (Council Chambers) at 10:00 AM.
Residents in the West End of Winston Road recently received notice of a “Public Open House” regarding a proposed subdivision at 709-721 Winston Road. The proposed development calls for a rezoning with a combination of 8 detached dwellings along Winston Road and 28 condominium townhouses abutting the rear of those properties, with access from the North Service Road
This advertorial in the recent weekend edition of The Hamilton Spectator certainly caught our eye. Needless to say, it is definitely a subjective view of things but what is surprising is the “selling point” of a GO station in Grimsby in 2020.

WHAT’S HAPPENING WITH THE LJM WATERVIEW 15-STOREY DEVELOPMENT?
At the December 13, 2016 Planning and Development Committee public meeting, Winston and Lakelawn residents stated loud and clear that the 15-storey LJM Waterview development is not appropriate and does not belong in their backyards. The committee listened and denied the application for Official Plan and Zoning amendments to increase the height to 15 storeys from 9.
As we have previously posted, there will be no land removed from the Greenbelt in Grimsby as a result of the 2017 amendments to The Greenbelt Plan. That however has not deterred the Town’s hope of some “concessions” concerning land around the planned GO station.
The Honourable Bill Mauro, Minister of Municipal Affairs and The Honourable Kathryn McGarry today announced the release of the final Co-ordinated Land Use Planning Review, or as most of us know it for.. the Greenbelt Plan.

Applications for the above lands have been received by the Town of Grimsby for the following:
– Zoning Amendment; and
– Draft Plan of Condominium
– Draft Plan of Subdivision
Interesting article in Niagara This Week regarding Grimsby and the “Section 37 Bonus” provisions which are applicable when a developer wants to go beyond original zoning limits.
The current process of closed-door negotiations between developers and the Town is far from transparent. For residents these “payoffs” can’t mitigate the effects of poor planning and the deleterious effects on them and their property.
Grimsby Beach Conservation Management Plan – presentation by Willowbank School students
This initial presentation by the students proposes a “Cultural Heritage Landscape” for the Grimsby Beach district. The Planning Director (Michael Seaman) has had a continuing relationship with the school since 2010.
The study recommended that proactive measures must be taken to protect the key cultural elements of the neighbourhood from demolition and development, citing a recent listing at 33 Victoria Terrace priced at almost $600K. A small survey of local residents raised common issues of lack of parking, disrespectful tourists and littered garbage.
